For some properties, it can take months to find someone interested, so Joshua Houston, a property expert at , has shared some top tips to give you the best chance of making a quick sale.

Joshua revealed that when trying to make a good first impression, smell can be almost as important as sight.

With that in mind, you want to make sure that your home smells as inviting as possible.

He said: "Walking into a home for a viewing that has a nasty smell would cause some to walk straight back out again."

Joshua recommended keeping your windows open in the lead-up to a house viewing, to ensure that your home smells fresh.

Then, on the day of the viewing place plug-in air fresheners throughout your home.

Air-fresheners can be purchased from Tesco for as little as £5, and there are plenty of delicious scents to choose from.

You could also burn scented candles, air fresheners or incense to make your home extra fragrant.

Joshua added that if your home looks cluttered during a viewing, this could put people off.

This is because it makes it hard for potential buyers to see the full potential of the space, and to imagine their belongings in the house.

He advised decluttering your home as much as possible before viewings, storing things away in cupboards, the attic, or the garage.

As well as making sure your house is neat and tidy, Joshua shared the importance of cleaning up your garden before viewings.

He said: " Seeing overgrown grass and bushes on listing sites or in person may persuade people that this is too much of a challenge for them to take on.

"To eradicate potential doubts in their mind, mow your grass and cut back any overgrown bushes.

Home upgrades that add the most value to a house

The best renovation to add value totally depends on your property, the local market and your potential buyers.

  2. Off-street parking - adds £50,000 to property price
  3. New kitchen - increase of 15%
  4. Garage conversion - increase of 15%
  5. Cellar or basement conversion - increase of 10-15%

  7. New bathroom - increase of 3-5%

"This will make the surrounding area of your house look neat and more attractive for those viewing it."

Joshua added: "Selling your home can be a nervy time, you may have your heart set on another property, but can’t buy it until your house has sold.

“People tend to be picky when it comes to potentially making an offer, which isn’t surprising as it is one of the most important decisions of their lives.
