THIS is the derelict London garage which was sold for more than the cost of a flat on the same street.

The run-down garage in Stoke Newington was listed on Rightmove for an incredible £360,000, and at first glance it's tough to see how the grotty garage has earned its impressive price tag.

Situated in the East London borough of Hackney, the pricey piece of wheel estate boasts an eye-catching, if bizarre, bright green interior and looks in a state of serious disrepair.

And the garage, on a street called Foulden Terrace, truly looks as if it is a foul den, with photos accompanying the listing appearing to show two mounds of dirt left inside the building.

To make matters even worse, the garage, which was recently snapped up for an incredible £375,000, has no utilities, despite the fact it would set you back more than a flat on the same street.

In comparison, a one bedroom flat on the same street is valued at £295,000, saving you £80,000 on the price of the green garage.

But there is apparently a justification for the sky-high price, since planning permission has been granted to turn the garage into a one bedroom, three-storey house.

Courtneys Estate Agents, who marketed the property, said in the advert: “Courtneys are delighted to offer for sale this garage with planning soon to be submitted to the council.

“The property is situated in a very quiet yet very central small mews just off Stoke Newington Road and thus benefits from being very close to numerous bus routes and amenities.”

The upsides to the freehold property include its 750 square foot area, and very central location, according to its listing.

But many housing campaign groups are less than impressed with the sale price of the grotty garage, including a local pressure group called Hackney Digs.

Heather Kennedy, the group's founder, said: "The fact that this squalid Stoke Newington garage would actually be out the price range of most people in London really shows the appalling extent of the problem."
